The Fair Lawn EDC has available $42,000 in county Sign and Awning Grant and $116,000 Improvement and Modernization Loan Grant Program funds. If not used, we may lose these funds in the near future. To learn more about these programs read the sections below.
Sign & Awning Grant Programs
Grants are available to Fair Lawn businesses (depending on location), to provide financial incentives, which would make higher quality signs and awnings more affordable. The programs also reinforce a consistency and higher design standard that will benefit commercial districts as a whole, by offering assistance in meeting the required design guidelines.
TWO TYPES OF GRANTS:
The Business Zone Sign and Awning Grant Program can be considered by any business or property owner located in any of Fair Lawn’s business zones.
The Sign and Awning Grant Program is available only to businesses located in one of Fair Lawn’s two Special Improvement Districts - River Road or Broadway.
FL EDC Improvement & Modernization Loan and Grant Program
The Fair Lawn Economic Development Corporation is pleased to present this new program for owners of new or existing business or commercial properties within a Fair Lawn business zone. Funds may be borrowed for business equipment, supplies, and overhead as well as the physical expansion and improvement of a business or commercial property.
River Road Improvement Corporation Co-op Advertising Opportunities
In a new partnership between the River Road Improvement Corporation (RRIC) and North Jersey Media Group (NJMG), publisher of The Community News and the Fair Lawn Chamber of Commerce's Focus, the RRIC launched new co-op advertising opportunities for RRIC businesses.
The first advertising opportunity in the Fair Lawn Chamber of Commerce's Focus November 2008 issue featured businesses in the River Road District that are open on Sundays. The “Open Sundays” co-op advertising theme promoted the fact that many River Road businesses are open to serve consumers and visitors on a day most associate with Blue Law closings in Bergen County.
New topics that highlight and benefit businesses in the District are being developed for the January, February and March 2009 issues based on the response from RRIC businesses owners to this new initiative.
The Borough of Fair Lawn received a NJDOT grant of $25,000 to complete the construction of the River Road Traffic Calming Bump-out in front of the River Road Post Office Station. The project was completed in August 2007.

and Fair Share Plan (1987-2018) Borough of Fair Lawn
The NJ Fair Housing Act authorized the creation of COAH in the 1980s and instructed COAH to prepare rules. The Fair Housing Act was a consequence of the Mount Laurel litigation in which the Court determined that towns have an obligation to provide their fair share of affordable housing mainly because towns have been given the power to zone by the NJ Legislature. The Borough of Fair Lawn has adopted two previous 'Fair Share Plans' and in December adopted a third 'round' as required by statute. The attached report was a slide presentation made to the Borough Council by a representative of 'Taylor Design Group' , the Planning firm engaged by Fair Lawn to assist them in meeting the Borough's statutory obligations.
To help New Jersey businesses face the fiscal challenges of the current national economic crisis, Governor Jon S. Corzine signed legislation creating the Invest NJ Program. The bill, A3294/S6 (December 9, 2008), establishes the program within the New Jersey Economic Development Authority and authorizes $120 million in grants to stimulate capital investment and job creation in the Garden State for a two-year period.
Fair Lawn Mayor Steven Weinstein believes public/private partnerships between municipalities and their commercial districts benefit entire communities through shared goals.

District Development News
The River Road Improvement Corporation continues to initiate discussions between neighbors, property developers and public officials regarding the rezoning and development of the Clariant property, located at Fair Lawn Avenue and 3rd Street. An artist's rendering of the proposed development appears above.

The developer, Opper Group KEM, has appeared before the Fair Lawn Zoning Board with a proposal for mixed-use - new retail and residential - on this 7 acre industrial site. The RRIC supports the proposal as consistent with the River Road master plan.
New Vision for Route 208 Properties
The final report by the Fair Lawn Economic Development Corp. outlines a concept plan that would transform the 210-acre park in Fair Lawn and Glen Rock from a strictly industrial site to a mixed-use development, featuring commercial office space, restaurants and residential housing.
